2010  Tax Bill 

Interim payments are based on 50% of the last year's taxes divided into two payment dates.

The final billing will be the total taxes for the year less the interim billing - divided into two equal installments

If you recently purchased your home or have built a new home or addition and have not received your tax bill, you should call the Town Hall to inquire the status.  Ownership changes and assessment changes due to new home construction are sent to the Town Hall with a delay.  However, you are still responsible for any taxes owing and will receive applicable penalties on outstanding balances not paid by the due dates.

Tax Certificates are available by a written request $30.00/roll number as per the most current assessment roll.

COMMERCIAL, INDUSTRIAL, AND MULTI-RESIDENTIAL PROPERTIES

Your interim taxes are an estimate.  Your 2009 final tax bill may contain adjustments as determined under the capping provisions of Bill 140, The Continued Protection to Property Taxpayers Act, 2000.

Vacant Units -Bill 140 has also changed the taxation policy for vacant space within commercial and industrial properties.  Commencing with 2001 all building are assessed and taxed as fully occupied.  Property owners must apply to the municipality for vacant space rebates by February 28th of the year following the vacancy.  Application forms are available at the Town of St. Marys, Tax Department.  All taxes billed must be paid in full to avoid penalties.

Please contact your financial institution regarding this payment option.

Pre-Authorized Payments:

This payment plan allows you to pay your taxes in 12 month installments (Jan - June and we revisit you Aug-Dec amount once taxes have been set for the year and will be deducted from your bank account the first banking day of every month) or have the due date amount automatically deducted from your account four times a year.  Please contact the Tax Department if you are interest or click on the link below to download the Pre-authorized Tax Payment Plan Application.  Please note that taxes must be in good standing to join this program.

Post Dated Cheques For Arrears:

If your property tax account is in arrears, you may leave post-dated cheques at the Town Hall to be applied to outstanding balances.

Please note that monthly interest and penalties will still apply to outstanding balances.  Payment made on taxes in arrears are applied to all penalty and interest charges first and then to the oldest outstanding balances.

Returned Cheques:

Cheques not honoured by your bank will result in a charge of $20.00 being added to your tax account.  Please ensure that your cheques are properly completed and signed.

Receipts for tax bills:

Please supply your final tax bill for staff to mark "paid" if your required a stamped receipt. The final tax bill should be kept and used for income tax purposes.
